Visual Mold Inspection
Our mold inspection begins with a detailed visual examination of your property. We look for visible signs of mold growth, water damage, and other indicators that could suggest a mold problem. This initial assessment helps us understand the extent of the issue and guides our next steps in the inspection process. We also include the attic and crawlspace.
Our Inspections include 2 air samples, one indoor and one outdoor. When taking indoor air samples, we must take one outdoor to use as the control sample. Only one control sample is needed no matter how many indoor samples you choose to do. We recommend taking samples in areas that:
Currently have, or have previously experienced moisture or water damage
Are main living areas where occupants spend a significant amount of time
Contain water lines or are prone to elevated humidity or moisture-related issues, such as bathrooms, laundry rooms, attics, crawlspaces, basements, kitchens, and HVAC systems
Once our inspection and testing are complete, we compile a detailed report outlining our findings. This report includes photographs, analysis results, and actionable recommendations for remediation if necessary. Air Quality Testing
After the visual assessment, we conduct air quality testing to measure the concentration of mold spores in the air. This testing allows us to identify hidden mold problems that may not be visible to the naked eye. By analyzing the air samples, we can provide a comprehensive report on the air quality and potential health risks.
Two Air Samples are included with our home inspections. Results typically back in 1-2 business days. Same day results may be possible with a rush order. ($75 Per Additional Air Samples)
Thermal / Infarared Imaging
Through the use of innovative infrared detection methods, we reveal unseen moisture and assess the chances of mold proliferation within walls and structural components. This non-invasive technique allows us to pinpoint possible infestations early and create targeted action plans to resolve any issues effectively.
ERMI Dust Sampling (Environmental Relative Moldiness Index)
ERMI testing is an optional, specialized dust-based analysis designed to evaluate the level of mold contamination within a property. The test provides an in-depth assessment of various mold species and their concentrations in settled dust within the indoor environment. ERMI testing includes a laboratory report and interpretation.
Turnaround time for ERMI testing is typically 7–14 business days, with pricing dependent on the requested turnaround time. Air sampling is recommended in conjunction with ERMI testing to provide additional information regarding current airborne conditions within the property.
Humidity Testing
Through our humidity testing services, we assist in tracking and managing indoor humidity levels. Keeping humidity at optimal levels is crucial for preventing mold development and improving the indoor air quality for a healthier living environment.
Moisture Level Testing
Moisture levels are critical in determining mold growth potential. With our moisture meters, we are able to test specific areas and pinpoint regions exhibiting high moisture.
Surface Sample Testing
If an area is discovered that raises concerns about mold or if you wish to identify the type of mold present, we offer surface testing services to analyze the area via swabbing, bulk sampling, or a tape lifting method. You can typically expect surface sample results within 1-2 business days. Same day results may be possible with a rush order.

Cost Details and Included Services:
Our standard mold inspection includes two (2) air samples: one indoor air sample and one outdoor air sample. The outdoor air sample is collected as a control sample and is used as a baseline for comparison with the indoor air sample results. Only one outdoor control sample is required, regardless of how many indoor air samples are collected.
We recommend collecting air samples in areas that:
• Currently have, or have previously experienced, moisture or water damage
• Are main living areas where occupants spend a significant amount of time
• Contain water lines or are prone to elevated humidity or moisture-related issues, such as bathrooms, laundry rooms, attics, crawlspaces, basements, kitchens, and HVAC systems.
Results are typically ready between 1-2 business days, same day results may be an option with rush ordering. (Additional samples are optional and can be added to your inspection)
The inspection will be performed in accordance with the Standards of Practice of the National Association of Mold Remediators and Inspectors (NAMRI) in effect at the time of this inspection. Systems and components to be inspected for signs of potential mold growth and conditions that are conducive to mold growth include: exposed and visible landscaping, exteriors, foundations, roofing, plumbing, attic, interior rooms, basement and crawlspaces, heating and central air conditioning, and garage or carport, where these components are visible and readily accessible on the day of the inspection.
