Visual Mold Inspection
Our mold inspection begins with a detailed visual examination of your property. We look for visible signs of mold growth, water damage, and other indicators that could suggest a mold problem. This initial assessment helps us understand the extent of the issue and guides our next steps in the inspection process. We also include the attic and crawlspace.
Our Inspections include 3 air samples, two indoor and one outdoor. When taking indoor air samples, we must take one outdoor to use as the control sample. Only one control sample is needed no matter how many indoor samples you choose to do. - We recommend taking samples in areas you know currently have or have had moisture or water damage, also main living areas where you spend a lot of time. Air sample results are usually the same day or next day. (Additional Air Samples available)

This report includes photographs, analysis results, and actionable recommendations for remediation if necessary. Air Quality Testing
After the visual assessment, we conduct air quality testing to measure the concentration of mold spores in the air. This testing allows us to identify hidden mold problems that may not be visible to the naked eye. By analyzing the air samples, we can provide a comprehensive report on the air quality and potential health risks.
Three Air Samples are included with our home inspections. Results are back in usually one business day. (Additional Air Samples available)
Thermal / Infarared Imaging

ERMI Dust Sampling
The Environmental Relative Moldiness Index (ERMI) test evaluates the level of mold contamination in a property. This specialized analysis offers an in-depth overview of the various mold species present and their concentrations in your surroundings by using dust samples.
ERMI samples come with a report and interpretation and has a turnaround time of 7-14 business days -price depends on how fast you need the samples back. Air samples are suggested to use alongside an ERMI. ($475-$600)
Humidity Testing
Through our humidity testing services, we assist in tracking and managing indoor humidity levels. Keeping humidity at optimal levels is crucial for preventing mold development and improving the indoor air quality for a healthier living environment.
Moisture Level Testing
Moisture levels are critical in determining mold growth potential. With our moisture meters, we are able to test specific areas and pinpoint regions exhibiting high moisture,.
Surface Sample Testing
If an area is discovered that raises concerns about mold or if you wish to identify the type of mold present, we offer surface testing services to analyze the area via swabbing or a taping method. You can typically expect surface sample results within 1 business day.

The inspection will be performed in accordance with the Standards of Practice of the National Association of Mold Remediators and Inspectors (NAMRI) in effect at the time of this inspection. Systems and components to be inspected for signs of potential mold growth and conditions that are conducive to mold growth include: exposed and visible landscaping, exteriors, foundations, roofing, plumbing, attic, interior rooms, basement and crawlspaces, heating and central air conditioning, and garage or carport, where these components are visible and readily accessible on the day of the inspection.
